Bruce Monroe Site Redevelopment Plan

The Bruce Monroe site was envisioned as the “built-first” site of the Park Morton redevelopment. Home to the former Bruce Monroe School and current temporary park on Georgia Avenue, this off-site phase will include a senior building, a multi-family apartment building and townhomes. There will be a total of 273 one-, two- and three-bedroom units, with 90 units set aside as replacement units for Park Morton residents, another 111 affordable units available to households with under 60% of area median income (AMI), and 72 market rate units.

The PUD for the Bruce Monroe Development was approved in May of 2017. Progress has since been delayed due to a Zoning Appeal Case. In conjunction with the development of Bruce Monroe, the District of Columbia has committed to developing a new park along the site’s southern side. More information about it can be found here.

Park Morton Site Redevelopment Plan

The Park Morton on-site development will be comprised of 2 phases and will include 189 new homes, 57 of which will be public housing replacement units for Park Morton residents. The on-site development will include a 142-unit multi-family apartment building, with 71 underground parking spaces, and 47 townhouses and flats. Common amenity spaces, including fitness room, will be offered to all residents. A new pocket park along with new streets and alleys will connect the Park Morton community with the adjacent neighborhood.
